Your questions about Prescott, answered honestly
These are the questions I hear on almost every first call. Don't see yours? Just ask. These conversations are my favorite part of what I do.
Is Prescott, AZ a good place to live?
I'm biased, since I grew up here and chose to raise my own family here, but yes. You get four mild seasons, a historic downtown with real community, endless trails and lakes, and a slower pace without being far from the city. People here wave at each other and still show up for Christmas on the Courthouse Square.
Is Prescott a good place to retire?
Prescott is one of the most popular places in Arizona to retire. Arizona doesn't tax Social Security, the state income tax is a flat 2.5%, and property taxes are low. There's a regional hospital and a VA medical center in town, Mayo Clinic is about 1 hour 45 minutes away, and you have golf, pickleball, hiking and summers far kinder than Phoenix. What are the pros and cons of living in Prescott?
The pros: mild seasons, small-town charm, the outdoors, low taxes for retirees, and easy access to Phoenix. The cons: fire insurance in forested areas, water sources that vary, limited big-box shopping, and some specialty care in Phoenix. See the full list →
What are winters like in Prescott?
Mostly sunny, with highs around 50 degrees and nights in the 20s. We get a handful of light snowfalls each year, around a foot or so total, and it usually melts within a day or two. Higher spots like Groom Creek and Senator Highway get more.
How hot does Prescott get in the summer?
A typical July high is in the upper 80s, with the occasional 90-something day, and nights cool into the 50s and 60s. That's about 15 to 20 degrees cooler than Phoenix. Monsoon storms roll in many summer afternoons and cool things down even more.
Prescott or Prescott Valley: what's the difference?
Prescott has the historic downtown, the pines and boulders, and more custom, golf and gated communities. Prescott Valley, our neighbor to the east, usually offers more home for your money, newer master-planned communities, and a shorter drive to Phoenix. Many of my clients look at both.
How is the water in Prescott? What are the water sources?
It depends entirely on where you buy. Most in-town neighborhoods, Downtown and the Dells are on City of Prescott water. Some communities out Williamson Valley, Iron Springs and in the forest use private water companies. Wells (private or shared) are common on acreage, Walker Road, Diamond Valley and rural Prescott Valley, and a few rural properties haul water. I'll always tell you a home's water source up front, and we'll verify it during your inspection period.
Which areas of Prescott have higher fire insurance?
Homes in or next to the Prescott National Forest tend to have the highest premiums and the fewest carrier options: Copper Basin, White Spar, Senator Highway and Groom Creek, Walker Road, and parts of the Iron Springs corridor. In-town neighborhoods, the Dells and Prescott Valley are typically easier to insure. Get quotes before you're under contract, or at the latest during your 10-day inspection period.
Which Prescott communities have amenities, and which don't?
Clubhouses, pools and/or golf: Talking Rock, Hassayampa/Capital Canyon Club, Prescott Lakes, Hidden Valley Ranch, Timber Ridge, Haisley Homestead, Yavapai Hills, Granite Dells Estates, Kingswood (Prescott Athletic Club), and in Prescott Valley, Jasper, Pronghorn Ranch and Granville. More privacy, fewer amenities: Williamson Valley Ranch and the ranch communities, Forest Trails, Walker Road, Senator Highway, Downtown, and Coyote Springs (no HOA).
What are the best golf course communities in Prescott?
Talking Rock (guard gated, at the base of Granite Mountain), Hassayampa/Capital Canyon Club (gated, in the pines near downtown), and Prescott Lakes (beautiful Dells views). Antelope Hills is the public course community if you'd rather skip a membership. Talking Rock requires at least a social membership and Prescott Lakes requires a resident membership, so ask me for current pricing.
What are the best gated communities in Prescott?
Talking Rock (guard gated), Hassayampa, American Ranch and High Valley Ranch, plus some sections of Prescott Lakes. In Prescott Valley, Copperfield is a small gated community on 4 to 6 acre lots.
What are the best custom home subdivisions in Prescott?
For custom homes, I love Talking Rock, American Ranch, Forest Trails, High Valley Ranch, The Ranch at Prescott, Estancia de Prescott and The Crossings. If you want to build new close to town, Stringfield is one of the most exciting new communities in years.
What is the Williamson Valley area of Prescott like?
Williamson Valley Road takes you to the north end of Prescott. It's known for larger lots and acreage, views of Granite Mountain, and some of our most premier custom communities, like Talking Rock and American Ranch, plus true ranch properties 30+ minutes from town. Water is the big thing to understand out here: it could be City, a private water company, a well or hauled. Explore Williamson Valley →
