Downsizing From California to Prescott: One Move, Straight Home

How one Roseville couple downsized to Prescott with a single move, no storage unit and no rental in between, plus the home size that fits this stage of life.

Some moves are about finding the perfect house. This one was about making a big life change feel simple.

My clients were downsizing from Roseville, California, and they came to me knowing exactly which neighborhood they wanted. That part was easy. The question that deserved real thought was whether to build new or buy a home that was nearly new.

New build or nearly new?

We weighed both carefully. A new build would let them choose every finish, but it would also mean waiting and paying for each upgrade along the way. A nearly new home offered the ease of new construction with the finishing touches already done.

They chose a home that was just two years old, with all the little finishing touches already in place. They could move in and start living.

Timing the move around one travel day

The timing mattered just as much as the house. Their Roseville home sold first, and their new home closed a few days later, planned around the day they traveled in. No storage unit, no rental in between, no second move. One move, straight home.

That kind of timing doesn't happen by accident. It takes a plan from the first conversation, close coordination with both escrows, and a team that keeps everyone on schedule. That's the part I love taking off my clients' plates.

Downsizing is an intentional choice

Many of my clients are downsizing, and the reasons vary. Some are moving from one large home into two smaller ones, keeping a place near family and adding a home in Prescott. Others simply want less to maintain. And sometimes Prescott homes are priced differently than where they're coming from.

Downsizing isn't a step back. It's usually a very intentional choice about how you want to spend your time.

The sweet spot for this stage of life

I consistently find that 2,000 to 2,800 square feet is the sweet spot. Two to three bedrooms, often with an office or den. That's enough room for kids and grandkids to visit, without carrying extra space when it's just the two of you.

The good news is that this kind of home is very common in Prescott, often on a single level and sometimes with an RV or three-car garage. It's one of the reasons the area works so well for a next chapter.
