One of the first things my relocation clients ask is, "What does a home actually cost in Prescott?" The honest answer is that it depends a lot on where you land. Average prices are a great starting point, though, so here's how three of Prescott's main ZIP codes compare as of October 2026.

ZIP codeAreaAverage home price
86305Williamson Valley and north Prescott$920,423
86303Downtown Prescott and the forest areas$811,155
86301East and central Prescott$668,832

What the numbers don't tell you

Averages only tell part of the story. Two homes at the same price can feel completely different depending on the lot, the views, the age of the home, and how close you are to town.

  • 86305 includes much of the Williamson Valley area, known for larger lots, privacy, and mountain views. More land and space tends to push prices higher.
  • 86303 covers historic downtown and the neighborhoods in the pines to the south and west. You'll find everything from Victorians near the Courthouse Square to custom homes tucked into the trees.
  • 86301 includes central and east Prescott, with a mix of established neighborhoods and convenient in-town living.

What $1 million to $2 million buys in Prescott

Many of my clients are shopping in the $1 million to $2 million range, and their first question is usually, "Can we get something really nice, with views or privacy?" The answer is yes. Here's roughly what I see at each level:

  • Around $1.1 million: a brand-new single-level home in a master-planned community like Granite Dells Estates, often with a den or bonus room.
  • Around $1.25 to $1.35 million: a newer semi-custom home with mountain views, or a custom home with real privacy and room around you.
  • Around $1.5 million: a custom home with luxury finishes, often on a larger lot or in a golf community.
  • $2 million and up: the rare ones. Hilltop homes with panoramic views, open space behind you, and craftsmanship you won't see on every street.

An honest expectation

If you're coming from Southern California, your money will go further here, but maybe not as dramatically as you expect. Prescott is a sought-after town. The difference shows up less in the price tag and more in what comes with it: more space, more privacy, views, and a slower pace of life.

Start with the area, not the price

Are you looking for a larger lot, new construction, a gated community, a home in the pines, or mountain views? How close do you want to be to groceries and downtown? Is golf important? Those answers matter as much as your budget, which is why I always recommend choosing the area first.
